What the walk-through does not show.
Sellers ask us to get failed plant running long enough to hand the keys over. Buyers and incoming tenants need a record of what is actually there, what is running, and what will be their problem the week after settlement.
Air conditioning, commercial refrigeration and cold rooms are inspected on the one visit and written up in the one document. The report is a condition and defect record. It is not a National Construction Code certificate, and it is not a quote dressed up as an inspection.
- Packaged units, ducted systems, VRV/VRF, splits and the controls serving the tenancy
- Cold rooms, freezer rooms, display cabinets, underbench and upright fridges, ice machines
- Beer and glycol systems, where the premises has them and the instructing party asks
- Nameplate data where it can be read: brand, model, refrigerant type, approximate age
- Whether the plant was running, and the obvious defects
- Photographs, and a note of anything that could not be inspected
