Plant reports for settlement, lease and existing equipment.

A defined inspection or attendance for air conditioning, refrigeration, cold rooms and beer systems. Includes a written recommendation to replace, or to keep the plant and continue on planned maintenance.

BEFORE SETTLEMENT OR LEASE START

Pre-settlement report.

A written condition report on the air conditioning, refrigeration and cold rooms serving the premises. It is prepared for the instructing party before settlement or before a lease commences.

The report records the plant inspected, whether it was operating, nameplate details where they can be read, and visible defects. Where R22 is identified, the recommendation is replacement. It does not certify compliance with the National Construction Code, and it is not a quotation.

EXISTING PLANT

Replace or maintain.

An inspection of air conditioning, refrigeration or cold rooms already in service. The written outcome is one of two recommendations: replace the plant, or keep it and continue on planned maintenance.

Age, condition, repair history and whether the plant is still supportable are the basis of the recommendation. R22 is recommended for replacement. Other refrigerants are recorded. They are not, on their own, a reason to replace.

A quotation for replacement, or a planned-maintenance proposal, is separate and only if the instructing party asks for one.

HANDOVER

Handover attendance.

Attendance to return nominated plant to operation for a handover. The scope is agreed before the visit: which systems, what date, and what will be recorded.

The note issued with the job states the work carried out and anything left outside the agreed scope. It is not a replacement program.

LEASE END

Lease-end condition record.

A dated record of air conditioning, refrigeration and cold rooms at the end of a commercial lease. It uses the same inspection method as the pre-settlement report.

The document is issued to the instructing party. It records condition on the day of inspection. It does not determine liability under the lease. Where R22 is identified, replacement is noted.

BETWEEN TENANTS

Vacant premises attendance.

Scheduled attendance while a premises is vacant and the air conditioning or cold rooms remain powered. The interval is agreed with the instructing party, usually weekly or fortnightly.

Each visit records the state of the nominated plant. It is not a maintenance contract, and it does not warrant that the plant will not fail between visits.

LICENSED VENUES

Beer and glycol condition.

A written note on the glycol unit, python and taps where a hotel, club or restaurant is being sold or leased. Air conditioning and cold rooms can be included on the same visit.

The note records whether the system was operating and any visible defects. It is issued to the instructing party.
